# Who is worth a Zenith-sized microgrid

The rank is closeness to the only two residential microgrids Zenith has already published, plus the industrial one at Peel. It is stored in the table `zenith_fit` in `developers.sqlite`. Rows in `developers` are unchanged.

The ruler, from Zenith’s own pages:

- Eglinton, Cedar Woods: about 1,300 homes, 4.4 MW of solar, 5 MW capacity.
- Ocean Reef, DevelopmentWA: about 1,000 homes, a 4 MVA connection.
- Peel, DevelopmentWA: an industrial precinct, 2.2 MW at the start.

One contract, from Thomas Friberg’s ceiling: under 10 MW of connection, no more than 10 MW of solar and batteries, about 5 MW of load, about 4 MW of contract maximum demand.

The next size up, the Western Power planning lump: about 1,600 homes, 75 hectares, or 15 MVA. Where a page gives hectares and not homes, 75 hectares is treated as 1,600 homes, and only for sorting.

## Bands

| Band | Meaning | Primary rows |
| --- | --- | ---: |
| 1 | Already bought a microgrid like this | 2 |
| 2 | A named project about the size of Eglinton or Ocean Reef (about 400–2,000 homes, or 15–75 hectares, or 2–10 MW) | 3 |
| 3 | A named estate a bit big for one connection (about 2,000–3,500 homes) | 3 |
| 4 | The right kind of company, and the named estate is several contracts | 6 |
| 5 | A land developer on the SWIS, and the page never states a size | 29 |
| 6 | One site or one building. Size missing, or it is a single building rather than an estate | 91 |
| 7 | A counted project under about 100 homes | 3 |
| 8 | Builder register, a one-off occupier, or outside the SWIS | 6,493 |

Band 8 is 6,483 registered builders, 7 occupiers with no estate, and 3 names outside the SWIS (Hamersley Iron, Rio Tinto Iron Ore, Shire of Broome).

## How to read it

Talk to band 1 first. They have already signed this kind of contract.

Band 2 is the same shape of project. Satterley at Allara is about 1,688 dwellings. Parcel at Beenyup Grove is 469 lots. Aigle Royal at Samara Casuarina is 60 hectares of retail, commercial, and housing.

Band 3 is the same work, slightly too big to take as one connection. Peet at Wellard is about 3,075 homes and at Golden Bay about 2,200. Stockland at Amberton is about 2,686 dwellings on the largest mapped piece. Offer a stage.

Band 4 keeps doing estates, and the one we can measure is several microgrids. Hesperia, Heidelberg Materials, and LWP are on proposals or estates of about 4,000 homes. Banksia Grove is about 4,000 homes on 338 hectares. Perth Airport North is about 223 hectares. Okeland’s 70,000 is homes across Australia, not one estate.

Band 5 is where a later refresh should look for a number. The pages name them as developers and do not say how big the project is. The ones that matter most there are Lendlease at Alkimos, Mirvac, Wolfdene at Austin Lakes, Richard Noble and Gold Estates at Constellar, Frasers and Australand at Port Coogee, and Capricorn Village at Yanchep.

A single apartment building is not ranked with the estates. Exal’s student campus (about 916 beds) and Community Housing Limited’s 447 apartments are large buildings. They are not a land estate.

Forge (3 townhouses), Linic (28 homes), and Foundation Housing (34 apartments) are real, and they are below the size of a precinct microgrid.
